An inspection here ends in a document for whoever asked for it: a board deciding on a reserve, a buyer's lender in escrow, an adjuster, or an owner who lives under the roof.
The paper, by who asked for it
- A board or a manager. A condition report the treasurer can put in front of the board: the plan with a pin and a photo at each finding, a remaining-life judgment for each section, and a figure for the reserve.
- A sale. We inspect the roof and make the repairs it needs. Then we issue the certification the lender asked for. Tell us the closing date.
- An insurer. The invoice broken out per pin, and the completion report.
- Your own home. The same visit and the same written scope, in a file to keep with the deed.
What a roof certification is
A written statement, after we have inspected the roof and done any repairs it needs, that the roof is watertight on the date of the inspection and for a stated period after. Lenders and agents ask for it in escrow. Tell us the closing date and we work to it.
What we check
The visit is free and takes about 45 minutes a roof.
- Every drain, seam and parapet on the flat sections
- Tile and shingle slopes, with their hips, ridges and valleys
- Flashing at walls, chimneys, vent pipes and rooftop units
- Soft spots underfoot, and the lines left by water that ponded
- The top-floor ceilings and the stairwells, where we can get in
- The attic, where there is one we can reach
How it goes
- Tell us the building, who needs the paper and by when.
- The free building visit. Before the day is out, every finding is a numbered pin on the plan, with its photo.
- The written scope follows within 48 hours. It lists any repairs the roof needs before it can be certified, each section priced on its own.
- Repairs, if there are any, then the report or the certification, filed in the building's file.

Questions about inspections
Can you work to an escrow date?
Yes. Tell us the closing date when you call. The repairs come first and the certification follows them.
We manage several buildings. Is that one report?
No. Each building gets its own file, with its own plan and its own pins, so each one can go to its own owner or board.
Does someone need to be there?
Not on the roof. If you want the top-floor ceilings checked, the manager or a tenant you name lets us in. We don't knock on doors unless you ask.
Does the report recommend work?
It says what we found at each pin and what we would do about it, including the pins we would leave alone for now and why. The Next column says what each section will need, and roughly when.
